Featuring a classic 30' x 40' footprint, this 1,200-square-foot plan is designed for ultimate efficiency, offering a comfortable 1-bedroom, 1-bathroom layout. But it doesn't stop at the living space—The Buckeye 1200 also features an attached 13' x 22'1" garage for your vehicles or workshop space, plus a sprawling 8' x 40' covered porch perfect for enjoying the outdoors.
Building a home from the ground up can be a daunting process, which is why The Buckeye 1200 utilizes our advanced prefab construction system. By pre-assembling the 2x6 stud frames in a climate-controlled workshop, we drastically cut down your onsite build time and labor costs.
To give you the exact level of support you need for your build, The Buckeye 1200 is available in three flexible material packages:
Tier 01: The Foundation Package
The perfect starting point for hands-on builders.
This package delivers the core of your home's structure. You receive 140 linear feet of our factory-framed 2x6 exterior walls, engineered precisely to the Buckeye 1200 floor plan.
What sets these walls apart is our use of 7/16" ZIP System® sheathing. This structural panel features a built-in water-resistive barrier, which completely eliminates the need for traditional housewrap that can easily tear in the wind. We also include all the necessary ZIP System™ seam tape to seal the panels, creating a continuous rigid air barrier that protects against unwanted air leakage and boosts your home's energy efficiency.
Tier 02: The Structure Package
A comprehensive framing package for a seamless dry-in.
If you want your roof to go up as fast as your walls, Tier 02 is the way to go. It includes everything in the Foundation package, plus your complete engineered roof structure. We supply the roof trusses—custom-designed for the 6:12 main house pitch and the 3:12 porch pitch—along with your ridge beams and blocking. All roof components arrive pre-cut, organized, and stacked specifically for your crane sequence to ensure a flawless and fast installation.
Tier 03: The Turnkey Package
One coordinated shipment, zero jobsite sourcing gaps.
Our most popular choice, the Turnkey package, provides the full structural envelope from Tier 02, completely outfitted with premium, energy-efficient exterior finishes. (Note: The garage door is excluded from this package).

Quaker Manchester Series Windows & Doors: This package includes five Double Hung windows and a sliding glass patio door. These highly durable vinyl windows feature fusion-welded corners for nearly unbreakable joints and come standard with BetterVue™ insect screens, offering better airflow and optical clarity than standard mesh.
Therma-Tru Entry Doors: Two heavy-duty, reliable fiberglass single entry doors to secure your home.
Buckeye Aristolath Metal Siding: Get the iconic barndominium board and batten look without the rot or maintenance of real wood. Aristolath is a 26-gauge metal siding featuring a patented snap-on independent batten that hides nail holes and prevents rust.
Buckeye Standing Seam Metal Roof: Cap off your build with a premium 26-gauge standing seam metal roof, offering incredible longevity, low maintenance, and a UL Class "A" fire rating for top-tier resistance against fire and burning embers.
